Do you need a lawyer to buy property in Ghana?

For any remote or significant purchase, effectively yes. A property lawyer catches the things a listing platform structurally cannot — who truly has authority to convey, competing claims, a defective indenture — and holds your money safely while they are checked.

A platform can tell you whether a property is real, fairly priced and physically safe to build on. It cannot tell you whether the person selling it has the right to. That gap — legal standing — is exactly what a property lawyer exists to close.

What a lawyer catches that a platform cannot

  • Authority to convey. Whether the seller can actually give good title, particularly on stool and family land where the wrong signatory means no title at all.
  • Competing claims and litigation that never surface in a listing or a photo.
  • A defective indenture — wrong parties, wrong parcel, missing concurrences, unstamped documents.
  • Safe payment. Holding funds in a client account and releasing them in stages, so your money is not exposed before the protections are in place.
  • Registration. Lodging your interest so it is defensible, not just paid for.

When you need one

Always for land bought remotely, for customary land, and for any purchase large enough that a loss would hurt. For a straightforward rental you do not; for anything you would struggle to walk away from, the lawyer's fee is small insurance against the failure modes that dominate Ghanaian land loss.

A platform verifies the property. A lawyer verifies the right to sell it. You need both, and they do not substitute for each other.

How to choose one
