East Legon vs Cantonments vs Airport Residential: a head-to-head

These three are Accra's premium residential trio, but they are not interchangeable. Cantonments and Airport Residential are central, established and on higher ground; East Legon is a larger, newer, family-oriented spread with more variable flood exposure.

Ranking these three on prestige alone misses the point — they suit different lives, and they differ most on the one criterion buyers weigh least: flooding. Here they are on the four that matter.

The three, briefly

  • Cantonments. Central, diplomatic, deeply established, generally higher ground. The most convenient and among the lowest base flood risk — at the top of the price range.
  • Airport Residential. Central, premium and commercial-adjacent, with excellent access. Similar profile to Cantonments: convenience and lower base flood risk at a high price.
  • East Legon. Larger, newer and more family-oriented, with a wide range of stock and price. More space for the money than the other two — and the most variable on flooding, because watercourses thread through parts of it and newer developments push onto lower ground.

Cantonments and Airport Residential ask you to pay for convenience and lower risk. East Legon asks you to check the specific plot. Neither is wrong — they are different bets.

Which for whom

For central convenience, established prestige and the lowest base flood risk, Cantonments or Airport Residential — if you can pay for it. For more space, a family setting and a wider price range, East Legon — provided you treat flooding as a plot-level question and check it. Because East Legon's exposure is uneven, read the specific parcel on a risk map and see which parts of Accra flood before you commit.

Note. Area-level generalisations are a starting point, not a verdict on any plot; price and exposure vary within each. Asta operates the flood-risk map referenced here.

Frequently asked

Is East Legon or Cantonments better?

Neither is simply better — they are different bets. Cantonments is more central, more established and generally on higher ground with lower base flood risk, at the top of the price range. East Legon offers more space and a wider price range in a family-oriented setting, but its flood exposure is more variable, so it rewards checking the specific plot. Match the choice to whether you are paying for convenience and lower risk, or space and value.

Which is the most prestigious area in Accra?

Cantonments and Airport Residential are generally regarded as Accra's most prestigious central addresses — diplomatic, established and highly serviced — with East Legon the leading premium family suburb. Prestige tracks price closely, but not risk: the premium address does not automatically mean the driest plot, which is why flood exposure should be checked separately from status.

Does East Legon flood?

Parts of East Legon sit on higher ground that drains well, but it is not uniform — watercourses thread through sections of it, and newer developments have pushed onto lower ground, so some plots carry real flood exposure while neighbouring ones do not. Treat East Legon flooding as a plot-by-plot question and check the specific parcel on a flood-risk map rather than relying on the area's reputation.
